MLP Business Park Vienna welcomes its first tenant
A plumbing and HVAC equipment distributor has become the first tenant to sign up for space at the emerging MLP Business Park Vienna. The company, part of GC-Gruppe Österreich, will occupy a total of about 3,300 sqm of cutting-edge space at the new city logistics and business centre. The completed facility is scheduled for handover in December 2024. The lease was brokered by CBRE together with HUMITSCH Immobilien Consulting.

ODÖRFER Haustechnik KG, part of GC-Gruppe Österreich, has signed a lease for 3,300 sqm of cutting-edge space at MLP Business Park Vienna. This makes it the first tenant to reserve space at the burgeoning city logistics and business park within the Vienna metropolitan area. Of the total space contracted, 2,950 sqm will be allocated for storage, while the remaining 350 sqm will serve as modern staff amenity and office areas. The leased module will be enhanced to include 7 loading docks in total. As agreed, the completed unit will be handed over for occupancy in December this year. On behalf of the tenant, the transaction was facilitated by CBRE together with HUMITSCH Immobilien Consulting.

GC-Gruppe Österreich is a member of GC-Gruppe International, with operations spanning 17 countries across Europe. The group operates in the HVAC (heating, ventilation and air conditioning) industry, specialising in the distribution of plumbing and water heating supplies and equipment.

 “In the Austrian market, still considerably undersupplied in warehouse space, our project has attracted a lot of attention. We are delighted to have concluded our inaugural lease contract, and negotiations are under way with more prospective tenants, all of them internationally reputable entities. The appeal of our project lies in its prime location within the Vienna metropolitan area, modern architectural design, and the implementation of top-tier sustainability solutions,” says Peter Falb, Country Manager at MLP Group in Austria.

“We view the Austrian market as a important destination for our European expansion. In addition to the ongoing development of MLP Business Park Vienna, we are poised to launch two or three additional urban logistic projects in Austria. Our focus is on the Vienna metropolitan area, Austria’s largest and critically important logistics hotspot. New investments there are predominantly brownfield projects, aimed to redevelop former industrial sites. The prevailing market conditions remain robust, marked by high demand and minimal vacancy rates. Prospective tenants are compelled to secure warehouse properties at an early stage of development, which creates a favourable environment for us to efficiently bring new spaces to the market,” highlights Radosław T. Krochta, President of the MLP Group S.A. Management Board.

MLP Business Park Vienna will ultimately comprise four buildings, offering a total of about 53,600 sqm of modern space. Tenants will be able to lease units starting from around 3,100 sqm in size. The space offered by the new project will primarily cater to urban logistics, e-commerce, and light manufacturing operators, including companies specialising in car sales, assembly, and servicing. In line with its strategy to integrate sustainable solutions, MLP Group is committed to achieving a minimum DGNB Gold certification for the facility.

MLP Business Park Vienna is situated on a 10-hectare site, approximately 13 kilometres from the centre of Vienna, with excellent connectivity to the S2/A23 motorway. Vienna Schwechat Airport is about 23 km away, and public bus and train services are available nearby.
