The MLP Wrocław logistics centre has secured environmental certification for new facilities. The assessment specifically focused on two new units, B1.2, B2, and C1.1, complete with staff amenities and office facilities, both of which have been awarded BREEAM New Construction Version 6.0 certification at the ‘Excellent’ level.
The MLP Wrocław logistics centre has been dedicated to sustainable development from its inception. Lower-emission gas boilers have been installed within the new units to reduce NOx (nitrogen oxides) emissions. The units have achieved a remarkable construction waste recycling score of over 95%, with Environmental Product Declarations (EPD)-certified materials used at the site. EPD certificates provide valuable insights into a product’s environmental impact. Water-efficient fixtures have been installed in the new facilities, resulting in a substantial reduction in water consumption by at least 65%. Catering to cyclists, there is a dedicated bicycle shelter, along with a locker room and showers. The logistics centre has been included in a car-sharing system.
Our commitment to green spaces included enhancing biodiversity through the planting of a floral meadow at the site, installing insect hotels, and planting trees. Additionally, we have implemented water harvesting solutions, such as building reservoirs and lowering sidewalks to green areas.
Part of the BREEAM certification process involved the preparation of an energy model, which demonstrates how well the building undergoing certification has been designed. Building B achieved operational energy savings of 58% and a 53% reduction in CO2 emissions compared to the reference building. For Building C, the savings were 78% and 45%, respectively.
‘We consistently integrate the latest environmentally friendly solutions into our logistics parks. BREEAM certification with a rating of Very Good or higher is obligatory for all new projects. This allows us to analyse sustainable development indicators across various environmental considerations during the construction phase. Furthermore, we are actively aligning our existing facilities with green certification requirements. By adhering to the highest energy efficiency standards for new buildings, we contribute to reducing energy consumption. Our ultimate goal is to achieve carbon neutrality as soon as possible,’ noted Marcin Dobieszewski, Head of Property Management & ESG.
‘The MLP Wrocław project comfortably met the stringent criteria for BREEAM certification, achieving a score of 75.0% and attaining the ‘Excellent’ level. This achievement can be attributed to the fruitful collaboration among the assessor, the consultant, JWA, and the developer, MLP Group. The above-average recycling score, use of EMS- and EPD-certified building materials, and the practice of reusing materials at the construction site affirm MLP Group’s unwavering commitment to its sustainable development strategy and its dedication to achieving climate neutrality. The energy model we have developed precisely states the reduction in energy consumption and operational carbon footprint of the buildings. The project seamlessly integrates environmentally friendly solutions, including cycling amenities and biodiverse green spaces, within a framework of sustainable construction. This not only contributes to combating climate change but also enhances the property’s resilience to future demands, ultimately increasing the investment potential of the logistics centre,’ concluded Joanna Poprawa, Sustainability Specialist at JWA.
MLP Wrocław is a complex developed on a 13-hectare plot, comprising five warehouse units with a combined area of 65,782 sqm. Selected buildings have been awarded the prestigious BREEAM certification. The logistics park is located within the Psie Pole district in the north-eastern part of Wrocław, just 14 km from the city centre. A great convenience is the close proximity of national road E67 and express road S8 linking Wrocław with Warsaw.
