MLP Group responds to growing demand by developing 30,000 sqm of speculative space
The new buildings, with a total area of 30,000 sqm. will be developed in line with the highest sustainable construction standards, offering flexible space configuration options tailored to the needs of future tenants from a wide range of industries. The facilities will be certified under the BREEAM system at the Excellent level, confirming their high energy efficiency and strong environmental performance. The general contractor for the project is Bin Biuro Inżynierskie.
The decision to deliver the project on a speculative basis is driven by growing demand for modern warehouse and manufacturing space in the Warsaw metropolitan area. The central location of MLP Pruszków II, combined with direct access to the A2 motorway and well-developed transport infrastructure, makes the investment highly attractive to companies operating in the logistics, e-commerce, FMCG and light manufacturing sectors.
– The warehouse market in the Warsaw metropolitan area continues to record very strong demand for modern logistics and manufacturing space. We are seeing particularly strong interest from tenants in flexible, high-specification units complemented by modern office space, which is why we decided to proceed with the project on a speculative basis. This is confirmed by the fact that, at this stage, we have already secured lease agreements for 30% of the space within the planned buildings. MLP Pruszków II is a modern logistics centre located to the west of Warsaw, in the Brwinów municipality, approximately 5 km from Pruszków. It is the largest complex in the region, with a target gross leasable area of 427,000 sqm. Selected buildings have been awarded the prestigious BREEAM certification. In line with MLP Group’s ESG strategy, photovoltaic installations are being installed on the rooftops.
MLP Pruszków II benefits from well-developed transport links both to Warsaw city centre and to the main arterial routes connecting the capital with other cities. The park is located between local road No. 760 and a section of the A2 motorway, approximately 3 km from the interchange in the Pruszków–Żbików area. International railway lines run in close proximity to the site, providing excellent logistics conditions for both domestic and international distribution. The park also features an on-site bus stop and a self-service Nextbike bicycle rental station.
