In 2016, the MLP Group signed 27 lease agreements, commercializing more than 95,500 square meters of warehouse and office space. Out of that number, 62,800 square meters were leased by new clients in new investment sites. Other agreements signed last year included mainly lease extensions by the existing clients and increases of warehousing space leased by them.
Among the new customers, the largest area was contracted by the MAKRO Cash & Carry Polska chain, to which MLP Group will provide a total of 27,900 square meters in three logistic parks: MLP Pruszków II, MLP Wrocław and MLP Czeladź. On the other hand, Auto Partner, an importer and distributor of spare parts to passenger cars and commercial vehicles, leased 18,700 square meters in the MLP Pruszków II and MLP Bieruń parks. Makita, specializing in the distribution of electric motors and power tools, will use 9,800 square meters in MLP Pruszków II. ABM, a manufacturer of motors and drive systems, will have 6,400 square meters in MLP Lublin at its disposal.
The fourth quarter of the last year was particularly successful as lease agreements for more than 48,600 square meters were signed, which was more than in the three first quarters of the year combined. At the end of the last year, MLP recorded a vacancy ratio of 2.7%. At the same time, construction of almost 97,400 square meters of space was in progress.
– It was another successful year for MLP Group. Our minimum target for the current year is to maintain a similar rate of contracting the warehousing space, but we are anticipating an even better performance. There are solid foundations in place that will allow us to achieve this goal. We plan to launch several new projects. One of them will involve expansion of the new logistics park in Czeladź in Upper Silesia. We have also purchased two plots: one in Wrocław and the other one in Szałsza near Gliwice. We are preparing the construction of new logistic parks near Poznań and in the vicinity of Łódź and Stryków. We are also planning expansion on the German market and considering the purchase of investment land on the Romanian market. The portfolio of properties managed by the Group currently includes eleven logistics parks located in Poland: MLP Pruszków I, MLP Pruszków II, MLP Poznań, MLP Bieruń, MLP Lublin, MLP Poznań Zachód, MLP Teresin, MLP Gliwice, MLP Wrocław, MLP Łódź, MLP Czeladź. MLP Group’s target warehousing space, including the investment projects mentioned above, is roughly 1.17 million square meters.
