MLP focuses on e-commerce in Germany
MLP Group, a leader in the warehouse property market in Europe, is stepping up expansion and gradually strengthening its position in Germany. The company has launched its second business park project on the German market: MLP Business Park Niederrhein, which combines the functions of ‘city logistics’ properties with ‘big box’ warehouses.

Thanks to the excellent location of the park, only 3.5 km from the A52 motorway, 16 km from Monchengladbach and 40 km from Dusseldorf, MLP Group is implementing its strategy and strengthening its position in Europe’s key regions.

North Rhine-Westphalia is one of Germany’s most attractive investment areas, which is due to such factors as excellent infrastructure, logistics of Germany as a whole, and access to qualified staff, – emphasises Patrick Kurowski, MLP Group S.A. Country Manager for Germany and Austria.

MLP Business Park Niederrhein will be the first hybrid park – it will feature small ‘city logistics’ warehouse modules with modern office space, starting from 1,500 m2 of leasable area, and ‘big box’ warehouse space built to suit (BTS) individual tenants’ needs. Its major advantage, apart from the excellent location, will be the representative A class offices, with a very high finish standard and photovoltaic panels mounted on the roofs.

The very strong growth of e-commerce will certainly intensify even more in the near future. Because more and more consumers shop online, many companies choose to sell via the internet, and SBU facilities are a perfect solution for it is this group of tenants.

MLP Group strives to meet this challenge and thanks to the strategy it follows it is present in critical locations, offering space tailored to individual needs. The MLP Business Park Niederrhein project will guarantee small, high standard A class office modules within city limits, with exhibition or display space or warehouse space, thus providing convenient conditions for tenants from the e-commence sector.

A factor of key importance to e-commerce customer satisfaction is delivery times, so companies seek to shorten them through the so-called last mile delivery solutions. MLP’s successive projects show the evolution of last mile delivery, a global trend of shortening the time of delivery from the warehouse directly to the end customer.

MLP Business Park Niederrhein is MLP’s second business park project, after MLP Business Park Berlin I, which is currently being developed.

In order to optimise costs, companies decide to combine their headquarters with warehouse facilities, while not giving up the A class office standard. MLP Business Park Niederrhein is a unique project that offers city logistic and big box functions, – says Patrick Kurowski, MLP Group S.A. Country Manager for Germany and Austria.

The MLP project will follow the current trends on the warehouse market. It will be built on a plot of approximately 125,000 m2 and will comprise four state-of-the-art warehouse halls with a total area of approximately 55,000 m2. By offering ‘city logistics’ and ‘big box’ facilities, it will meet the diverse needs of customers.

Construction of MLP Business Park Niederrhein is scheduled to start in early 2021. The buildings will be designed to meet BREEAM certification requirements.
