MLP expands its property portfolio making the first purchase in Łódź
MLP Group has just purchased a land property located at ul. Ofiar Terroryzmu 11 września in Łódź. MLP Łódź, a modern logistics and distribution centre, will be located in the Widzew district in the south-eastern part of Łódź, only 4 km from the A1 motorway, connecting Łódź with the Tricity, and about 20 km (a ten-minute drive) from the A2 motorway (Berlin-Poznań-Warsaw).

The centre will be constructed on a land plot of ca. 20 ha, and its target leasable area will be about 80,000 sqm. It will provide state-of-the-art BTS warehouse space tailored to the needs of MLP Group customers. The new centre will be built in keeping with the principles of sustainable development, and the Company’s storage facilities will be designed to comply with BREEAM certification requirements. The MLP Łódź logistics complex will focus primarily on tenants operating in the e-commerce, logistics, distribution and light industrial production sectors.

The construction of the new logistics centre will start in early 2021, and the first facility is planned to be placed in service in Q3 2021.

Excellent location, well-developed transport infrastructure (the vicinity of an airport and the intersection of the A1 and A2 trans-European motorways) as well as the availability of qualified staff is what drives the development and boosts the attractiveness of the region. MLP Łódź is the first, but not last, logistics park planned to be built by MLP Group in the province. Beside the perfect location, future tenants – and especially their employees – will have access to very convenient public transport.

MLP Group’s strategic objective is to be present in Poland’s main regions, where we will be purchasing new plots so as to expand our presence there. We are likely to see a significant market slowdown in the near future, which is why locations in the proximity of large cities will play a major role. MLP Group does not fear such deceleration precisely because of its presence in strategic locations in Poland – added Agnieszka Góźdź.

The modern MLP Łódź distribution centre will be the 11th logistics park built by the Company in Poland. The other logistics centres included in MLP Group’s portfolio are MLP Pruszków I, MLP Pruszków II, MLP Teresin, MLP Poznań, MLP Poznań West, MLP Gliwice, MLP Wrocław, MLP Czeladź, MLP Wrocław West, MLP Lublin, MLP UNNA, MLP Business Park Berlin I, MLP Business Park Niederrhein, and MLP Bucharest West. Plans for this year include adding to the Group’s property portfolio a new project located near the airport in Vienna. The Group has also signed a number of reservation agreements to purchase new land for planned logistics centres in Poland, Germany and Austria. The existing and potential portfolio of properties managed by the Company comprises a total of sixteen logistics parks located in Poland, Germany and Romania.
