Krysiak doubles its space at MLP Poznań West
Growing tenant needs and long-term business relationships confirm the attractiveness of MLP Group's logistics parks. Another example is Krysiak, one of Poland's leading manufacturers of garden equipment, which has extended its lease at the MLP Poznań West centre while doubling the space it occupies. The decision to continue developing at this location confirms that MLP Group effectively supports its clients' expansion, offering them flexible options to scale up their operations within existing parks.

Krysiak has once again extended its lease at the MLP Poznań West logistics centre, at the same time significantly increasing the space it occupies. Under the new agreement, the tenant added 3,813 sqm of modern warehouse space, thereby doubling the total area it uses within the park. The expansion is a response to the company’s dynamic business growth and rising operational needs. The tenant was supported in negotiating and finalising the transaction by the advisory agency Agent Rock Estate.

Krysiak has been working with MLP Group for around six years. The company moved into the MLP Poznań West facility at the beginning of 2020, and the current lease expansion marks another stage in the growth of its operations at the Poznań logistics centre.

Krysiak Sp. z o.o. has been operating on the market since 1990 and is one of Poland’s leading suppliers of garden machinery and equipment. The company’s portfolio includes its own brands such as Faworyt, Lider, Handy and 4garden, as well as products from renowned European manufacturers including Texas, Limpar and Gloria. Its offering covers a wide range of equipment for both professionals and individual users engaged in the care of gardens and green areas.

– A key element of this process was planning the expansion so that it would respond both to Krysiak’s growing operational needs and to the right timing for the company to increase its space. During the transitional period, we managed to secure additional space under a short-term lease for periods of peak demand, which allowed operational continuity to be maintained until the target expansion. It was also important that the expansion would take place into the neighbouring module. This means the client avoids having to move to another building and the additional operational and technical costs that would entail, including potential expenditure on adapting the crane runway beams required by the revised NFPA 13 requirements. In the end, we managed to work out a solution that allows Krysiak to double its space at the current location and carry out the whole process as smoothly as possible – comments Damian Michalski, Leasing Director at Rock Estate.

MLP Poznań West is a modern distribution centre located on the western side of Poznań, directly off the S11 expressway and just 7 km from the A2 motorway junction. Once complete, the complex will offer more than 173,000 sqm of modern warehouse and production space, making it one of MLP Group’s key projects on the European logistics real estate market. The park is aimed primarily at companies from the e-commerce, logistics, distribution and light manufacturing sectors, responding to the growing importance of nearshoring and shortening supply chains.

The investment is being carried out in line with the highest sustainability standards. Photovoltaic panels are being installed on the roofs of the buildings, while the complex is being equipped with cycling infrastructure, electric vehicle charging stations and solutions supporting biodiversity, such as insect houses. The office spaces have been designed with user comfort in mind. Large glazed areas provide access to daylight and create a friendly working environment. The buildings are undergoing BREEAM certification, confirming their high quality and environmental performance.
