Janex has commissioned the construction of a Built-to-Suit (BTS) facility by the MLP Group with an area of approx. 4,800 square meters. The construction project will be executed within the MLP Pruszków II logistics park. The facility will be fitted with refrigerators, freezers and a kitchen for culinary presentations. The entire construction is expected to be completed in March 2019. The tenant will be able to move into the newly built facility immediately afterwards. The agreement has been signed for 12 years. It contains an option exercisable at Janex’s discretion to expand the lease area by an additional 5,000 square meters. Advisory services on the deal were provided by CBRE.
Janex specializes in the distribution of meat and cold cut products. It offers a broad selection of pork, beef, veal, poultry and lamb products. It also sells an extensive range of semi-finished products and innovative solutions for the catering sector.
“Our business is growing rapidly. We need this new warehousing facility to accommodate the increasing scale of our operations. The option we have secured in the contract will enable us to expand the lease area in the future even further. The new facility will be built according to the highest A-class standard, which means that we will have at our disposal premises of the highest operational quality both in the warehousing section and in the office section,” said Janex’s proprietors Sławomir Wiesiak and Elżbieta Wiesiak.
“Because of the specific nature of this tenant’s business, the new project requires the application of a number of built-to-suit solutions. We accommodate all of our client’s expectations and needs for the layout and division of the facility into various rooms and their fittings at the design stage, following which we carry out the construction work in close cooperation with the client. Also worth highlighting is the above-standard term of the lease agreement, which has been set at 12 years,” said Agnieszka Góźdź, Head of the Sales Department at MLP Group S.A.
