MLP Group is further solidifying its presence in the German market with the development of another logistics park, named MLP Park Spreenhagen, located in Brandenburg, near Berlin. The development is undertaken on a speculative basis, i.e. without pre-lease commitments, to ultimately offer a total of 41,600 sqm of cutting-edge space, of which 36,600 sqm will be designated for warehousing, 3,100 sqm for comfortable offices and staff amenity areas, and the remaining 1,900 sqm for mezzanines. Tenants will have the flexibility to request medium-sized modules ranging from 3,500 to a maximum of 30,000 sqm. The building’s effective height will reach 12.2 m.

The new logistics park will add to, while also perfectly complementing, our existing portfolio of cutting-edge warehouse space. We are tailoring this space to accommodate medium-sized modules, catering to businesses engaged in light industrial manufacturing, logistics, and e-commerce operations. In contrast, our first business park located in Ludwigsfelde, which is now fully leased, was designed to comprise small modules, catering primarily to urban logistics needs. We are confident that this new development will garner substantial interest from prospective tenants and achieve remarkable success. One key advantage is its outstanding location, drawing attention from prominent players in the region. For instance, an influential presence in close proximity to our project is Tesla’s Gigafactory, their first and most advanced manufacturing plant in Europe,” said Martin Birkert, MLP Group Country Manager for Germany.
In line with its strategy to integrate sustainable solutions, MLP Group is committed to achieving a minimum DGNB Gold certification for the facility. In pursuit of this goal, the developer intends to incorporate a photovoltaic system to provide low-carbon energy and install charging stations for electric vehicles.
The new logistics facility will be erected on a site with an area of more than 8.4 ha in the municipality of Spreenhagen, approximately 15 km from the outskirts of Berlin. The project benefits from excellent connectivity thanks to its closeness to the A12 federal highway, a crucial link between Poland and Germany. Furthermore, the A10 federal ring road is only about 13 km away, with the Berlin Brandenburg Airport located approximately 20 km from the site.
Construction is scheduled to commence in Q2 2024, with the developer anticipating the availability of completed spaces in Q2 2025.
