MLP Group is steadily solidifying its foothold in the German market by expanding its core capabilities in brownfield conversions. It transforms existing facilities (such as derelict factories) into modern logistics and business centres. The Company regenerates old post-industrial sites, delivering cutting-edge facilities that meet the highest environmental standards. As part of the completed MLP Unna project, the developer has handed over to L-SHOP-TEAM modern facilities built on post-industrial land. Germany’s biggest clothing distributor will thus move its headquarters from Dortmund to Unna. The lease signed with L-SHOP-TEAM is a significant transaction for MLP Group, concluded to advance its broader plan of long-term expansion in the German market. The property developer is rapidly expanding its German portfolio, with a number of brownfield projects carried out in Idstein, Gelsenkirchen, Schwalmtal, and other locations.
Environmental sustainability and superior standard
The entire project has been developed by MLP Group in accordance with its sustainability strategy. Space available to the tenant for warehouse purposes at the new logistics park in Unna will be 52 thousand sqm. Large span ceilings and the facility height of up to 10.5 m will enable flexible layout of the premises and creation of a modern working environment. One of the facilities with an area of 17 thousand sqm contains appropriate infrastructure necessary to install a fully automated storage line. The remaining 5 thousand sqm will accommodate staff amenities and office space fitted out to a high standard. The modern offices have been designed for good daylighting performance with large-size glazing and automated roller blinds. The spacious office area complete with a canteen, cafeteria and chill-out zone will provide a great work comfort and relax options for staff.
Outside the buildings, attractive recreation spaces have been arranged for the tenant’s 400 employees. Out of concern for the environment and staff well-being, the outdoor area includes large green zones. In addition, the site offers more than 200 parking spaces and bike shelters, the car parks having been equipped with electric vehicle chargers. Solar photovoltaic panels will be mounted on the roofs to generate 550 KWp of green energy.

DGNB Gold level certification
The MLP Unna project involved regeneration and redevelopment of a brownfield site of approximately 11 ha, located in the immediate vicinity of the Unna city centre. The construction works began in early 2021 with the demolition of the former building on the site. The newly completed facility was delivered to the new occupant on schedule. In line with MLP Group’s strategy of sustainable and energy-efficient development, the constructed properties will be certified at the DGNB Gold level.

The park is located in Unna in North Rhine-Westphalia within the Ruhr metropolitan area, one of Europe’s largest logistics markets.
