MLP Group is rapidly expanding its investment portfolio in Germany. The company is set to build a modern logistics park on a land plot with an area of approximately 4.1 ha in the town of Idstein near Frankfurt am Main. MLP Idstein will be developed on the site of a former automotive plant. The project will ultimately deliver approximately 20,000 sqm of modern warehouse and office space.
Once completed, the logistics park is planned to become operational in the first half of 2023. The modern space, developed to high environmental standards, will be intended mainly for light manufacturing, e-commerce, urban logistics and service providers.
The new project will strengthen MLP Group’s position on the German market, especially in Hesse. Frankfurt am Main is among key logistics hubs with immense potential recognised by reputable companies, including those operating in the logistics sector. The driving force of the region’s economy is the Frankfurt airport, one of the most important air traffic hubs in the world and the largest cargo airport in Europe. A busy railway station and a junction of two key motorways (the A3 and the A5) add to the region’s attractiveness. It should also be noted the region is among the most attractive commercial property markets in Germany. The new project will be developed in an excellent location near an airport and in the immediate vicinity of advanced logistics companies. Demand from tenants for modern storage facilities continues to be strong, which ensures fast commercialisation of space offered.
‘We are consolidating our position in Germany, and we are a brownfield development expert. As the supply of new land is limited, brownfield projects now prevail on the German market. We revitalise old, post-industrial sites and build modern facilities meeting the highest environmental standards. In this way, we address the needs of tenants who are looking for climate-friendly warehousing facilities,’ stressed Radosław T. Krochta, President of the MLP Group Management Board.
The buildings of the logistics park will be developed by MLP Group in accordance with the sustainable development strategy using high quality materials. The goal will be to secure the DGNB (German Sustainable Building Council) certificate in Gold for all the facilities. In line with the strategy, solar PV systems will be installed on the roofs of the facilities. Where possible, green electricity will be used to generate heat. MLP Group will mostly use recyclable materials during the construction phase. Working with regional companies and purchasing construction materials from local suppliers will help keep the carbon footprint of the project low.
