MLP Group has finalized one of the most significant transactions on the German logistics market in recent years. Winit Germany GmbH, a subsidiary of the global leader in cross-border logistics Winit, has leased 36,300 sqm of modern space with potential option to expand the leased area in the MLP Business Park Schalke. This is a transaction of impressive scale, underscoring MLP Group’s strong position in one of Europe’s key markets. At a time of limited availability of large logistics facilities, this project stands out as one of the most notable deals completed recently.

MLP Business Park Schalke fits into the strong development trajectory of the entire Ruhr region, which has been transforming from a traditional industrial base into a modern hub for innovation and the green economy. The region continues to attract investment in advanced technologies, infrastructure, and logistics, further reinforcing the long-term potential of the project being developed here.

Winit Germany will move into three technologically advanced units designed for warehousing, office, and technical operations. The facilities have been planned with full integration of automation and robotics in mind, as well as processes requiring high operational intensity. Early access is scheduled for late 2025, with full handover of the space planned for the first quarter of 2026.

Winit (Shanghai) Information Technology Co., Ltd., founded in Shanghai in 2012, is a global logistics company specialising in the support of international e-commerce. The company operates fulfilment centres across several continents in China, Europe, North America and Australia and provides e-commerce sellers with a full end-to-end logistics process, from inbound receiving and warehousing to order picking and packing, delivery to customers and returns management. Winit Germany has been operating in Bremen for 12 years.

MLP Business Park Schalke, a key investment in the heart of the Ruhr metropolitan area

MLP Business Park Schalke is a newly developed MLP Group facility situated on a former industrial site covering around 12 hectares. Once completed, the park will provide 72,000 sqm of modern usable space, including a diverse mix of industrial and warehouse units as well as office and social areas.

Located in the heart of the Ruhr region, one of Europe’s most significant economic hubs, the site benefits from excellent transport accessibility, with numerous motorway connections and close proximity to major airports and a river port. This makes Schalke an attractive location for logistics, production and distribution operations alike.

The complex has been designed for high energy efficiency and offers the option to install PV systems, along with advanced HVAC solutions and intelligent LED lighting. The hall layout allows for seamless integration of warehouse automation and robotics. In line with MLP Group’s sustainability strategy, the company’s goal is to achieve certification at a minimum DGNB Gold level.

This lease agreement was supported by Brockhoff GmbH together with CBRE GmbH on the landlord side and by Colliers International Germany GmbH on the tenant side. The partnership between these three leading real estate service providers ensures professional and transparent processing for all parties involved and an outstanding success.
