MLP Group, one of the leading developers on the European warehouse property market, has fully commercialised its speculative project MLP Business Park Berlin. This was achieved ahead of practical completion of the last of the park’s buildings.
Four new tenants
After the first three buildings were completed and tenants moved in, leases have now been signed for the entire space offered in the fourth building, still under construction. Its 5,800 sqm of modern space will be occupied by four tenants. Joining the diverse tenant mix are: the Natural History Museum of Berlin, Dassbach Küchen, a manufacturer of kitchen equipment, the event company STL, and logistics service provider Girr Logistik.
For urban logistics
MLP Business Park Berlin is MLP Group’s first Urban Logistics project. Consisting of four buildings with a total area of 18,000 sqm, it is situated on an approximately 5 ha land plot in close proximity to the centre of Berlin. Occupants will have access to modules of at least 750 sqm each, which can be flexibly subdivided and customised to suit their specific needs. The height of the buildings is 8 m. With a prime location and access links to the B101 road, the Berliner Ring (A10) and the Berlin Brandenburg Airport, which is just a 30-minute drive away, the business park is attractive to tenants across various lines of business, including light manufacturing, retail and services.

Protection of nature
In terms of sustainable and energy-efficient development, MLP Group will seek to have the building certified as DGNB Gold. The innovative concept includes a solar PV system for low-carbon energy supply, as well as a large number of EV charging points. Since the business park is located on a greenfield site, the developer – as part of its nature and species protection efforts – has made arrangements to protect lizards living in the surrounding area, set up nestboxes and reptile habitats.

Project nearing completion
The foundation stone laying ceremony was held in January 2020, and the first units were delivered to occupants in June 2021. In December 2021, MLP Group commenced the construction of the last – fourth building, scheduled for completion in December this year.
Funding for the final phase of the project was provided by Bayerische Landesbank (BayernLB). Finding tenants and securing leases was the responsibility of the real estate services firms CBRE Deutschland and Jones Lang LaSalle.
