MLP Group launches its first two-storey warehouse project in the Munich area
MLP Group, a leading European logistics and industrial real estate platform, is undertaking its first project in Neufahrn near Munich, Bavaria, introducing a two-storey concept tailored to modern occupier requirements. The scheme is being developed on a speculative basis and will deliver a total gross leasable area of approximately 42,800 sqm, including around 34,000 sqm of warehouse space, 4,100 sqm of mezzanine, and 4,700 sqm of office space.
MLP Group obtained zoning approval for MLP Business Park Munich at the end of February 2026, paving the way for construction of the park. Construction is expected to begin at the end of 2026. The site was secured with the support of real estate agent Manfred Jenschke in cooperation with Immolox.

The ground floor will be designed primarily for value-added services, warehousing and light production, while the upper level will accommodate a wide range of occupiers, including technology and pharmaceutical companies, production users, start-ups, and small and medium-sized enterprises. The ground floor loading area is designed for trucks, while the upper-floor units will be accessible directly by both cars and trucks of up to 7.5 tonnes.
The project will be built on a site of approximately 44,500 sqm in Neufahrn near Munich, in close proximity to the A92 motorway, ensuring fast connections to the Munich metropolitan area, located around 20 km to the south. Munich Airport, approximately 5 km away, can be reached in less than 10 minutes by car. In addition, an S-Bahn connection is planned in the immediate vicinity, which will further enhance the site’s accessibility in the long term.

MLP Group is targeting DGNB Gold certification for the scheme and plans to implement a range of sustainability solutions, including the installation of a photovoltaic system enabling on-site power consumption by tenants, green roofs and façades, high levels of natural daylight, and fossil-free heating via heat pumps. The ground-floor warehouse areas will be constructed in compliance with AwSV regulations (German ordinance on facilities handling substances hazardous to water) and will be suitable for storing goods classified up to water hazard class WGK 3. The project will also include a publicly accessible parking garage with green façades and charging stations for electric vehicles.
