Makita strengthens its presence at MLP Pruszków II
The market leader in professional power tools is expanding its operations at one of the largest logistics parks in the region. Makita has expanded its leased space at the MLP Pruszków II complex to approximately 18,000 sqm, nearly doubling its previously occupied area. The tenant is expected to move into the new part of the facility in mid-2026. Cushman & Wakefield supported the tenant in the transaction.

Makita is one of MLP Group’s long-standing and strategic partners. The company moved into the MLP Pruszków II logistics centre in 2017, initially leasing approximately 9,800 sqm of warehouse space. It has now expanded its lease, significantly increasing its operations within the complex.

The total space occupied by Makita will amount to approximately 18,000 sqm, including 16,800 sqm of warehouse space and 1,200 sqm designated for office and staff facilities. The new space will enhance operational efficiency and working comfort, responding to the company’s growing logistics needs.

Makita’s decision to expand its leased space is a clear confirmation that MLP Group is becoming the partner of first choice for companies from the logistics and industrial sectors. Our tenants stay with us for many years, developing their operations within our continuously expanding logistics complexes. This is also reflected in our retention rate, which remains at approximately 99%,,- said Tomasz Pietrzak, Leasing Director Poland at MLP Group.

– MLP Pruszków II has proven to be a reliable location for us. The decision to significantly increase the leased space is a natural step in the further development of our operations and a confirmation of our very good, long-term cooperation with MLP Group. The logistics park provides modern infrastructure, high operational standards and comfortable working conditions. The possibility of expansion within one complex gives us the stability and flexibility necessary for continued growth and for responding to the market’s growing needs,,- said Grażyna Tarczewska, HR and Operations Director at Makita Sp. z o.o.

Consolidating warehouse operations in a single facility allows Makita to streamline key logistics processes, from inbound goods handling and order picking to nationwide product distribution. Centralising infrastructure ensures better control over goods flows, shorter lead times and greater flexibility in responding to market needs. The decision to further develop cooperation with MLP Group reflects a high level of trust in the developer’s competencies and service quality. This long-term partnership confirms both the stability of the cooperation and the high operational standards of the MLP Pruszków II logistics park.,- said Renata Krzyżanowska, Associate, Industrial & Logistics Agency at Cushman & Wakefield.

Makita is an international Japanese corporation with over 100 years of experience and a global leader in the manufacture and sale of power tools, pneumatic equipment and garden tools (cordless, electric and petrol-powered). At MLP Pruszków II, the company operates one of its two logistics centres in Poland, complemented by a modern training centre and a showroom.

MLP Pruszków II is a modern logistics park located in the Brwinów municipality, approximately 5 km from Pruszków, in the immediate vicinity of Warsaw. It is the largest logistics complex in the region, with a target gross leasable area of 427,000 sqm. Selected buildings hold BREEAM certification, and in line with MLP Group’s ESG strategy, photovoltaic panels are being installed on the roofs of the facilities.

The park offers excellent transport accessibility. It is located between local road no. 760 and the A2 motorway, just 3 km from the Pruszków–Żbików interchange. International railway lines run nearby, providing strong conditions for both domestic and international logistics operations. Additional amenities include an on-site bus stop and a self-service Nextbike bicycle station.
