DTA, a long-standing client of MLP Group, has signed a new lease for almost 7,000 sqm in MLP Pruszków II. Approximately 6,500 sqm will be used for warehousing and the remaining 455 sqm will be modern office space. The tenant will be able to commence operations in the new facility in early June next year.
The tenant has occupied around 4,000 sqm in the nearby MLP Pruszków I park for over eight years. By moving to the new facility, it will almost double its space. The transaction was brokered by Querco Property.
“We continue to witness unwavering demand for our specialization comprising customs, warehousing and logistics services, which drove us to increase our warehouse capabilities. The new space will accommodate a temporary storage facility, a bonded warehouse and a domestic warehouse. Some will also be used for handling e-commerce shipments and contract logistics. The new space, together with e-gate system solutions, will increase our warehouse capacity. In sea and rail transport, where delivery times have been recently changing frequently and become longer, swift customs clearance, combined with good quality warehousing services, is particularly important to clients storing fast-moving goods. The warehouse will provide approved places for customs clearance of our clients’ shipments. Our domestic distribution department is already looking forward to the move because transport from the new location will be very efficient,” said Marek Gotowicki, Vice President of DTA sp. z o.o.
DTA is a group of companies operating internationally and providing customs, forwarding, warehousing and contract logistics services.
“Our long-standing clients very often increase the space they lease to accommodate their operational growth. We are very flexible in this respect in most of our parks, maintaining strong potential for extension. This was not an option in MLP Pruszków I, which is a fully built-out and commercialized project. That’s why we suggested that DTA relocate to a new larger facility in the nearby MLP Pruszków II, which boasts a prime location in the immediate vicinity of the Warsaw conurbation, close to an A2 motorway junction, and still offers a large bank of land for further expansion,” said Tomasz Pietrzak, Leasing Director Poland, MLP Group S.A.
“We cooperate with DTA throughout Poland and Pruszków is another location where we successfully facilitated its expansion to around 7,000 sqm in a new building in MLP Pruszków II. During each project, our priority is to deliver to the client comprehensive up-to-date market insight, to properly secure a contract and to provide assistance throughout the transaction process and lease term. The new warehouse will enable our client to further enhance service quality and improve fire safety. A strategic location near the A2 motorway and the current warehouse for maximum employee comfort was identified as a priority at the beginning of the search. In addition, the right size of the unit for the client’s needs, the high standard of finish offered by the developer and competitive lease conditions were the key drivers in the decision to continue the cooperation with MLP Group,” said Marek Boczula, COO, Querco Properties.
MLP Pruszków II is a modern logistics centre located on Warsaw’s outskirts, in Brwinów, 5 km from Pruszków. It is the region’s largest complex with a target leasable area of 393,000 sqm of BREEAM-certified space in selected buildings. In line with MLP Group’s ESG strategy, solar PV systems have been mounted on rooftops. Thanks to its flexible approach to individual occupier needs, the centre meets the requirements of clients from various industries.
MLP Pruszków II is well-connected to the centre of Warsaw and key arteries linking the capital with other cities. The park is located between local road no. 760 and the A2 motorway, 3 km from the junction in the Pruszków-Żbików area. The international railway lines located in its vicinity make for excellent logistics conditions for both domestic and international distribution. There is a bus stop on the premises as well a Nextbike self-service bike rental station.
