MLP Group has signed the first lease contract for its greenfield logistics project in Gorzów Wielkopolski. The new tenant Sunrise Medical has contracted a total of 9,200 sqm of state-of-the-art space, of which 8,100 sqm will be dedicated to manufacturing and storage. The tenant will also have access to sophisticated three-storey office space complete with a lift and various amenities tailored to accommodate individuals with disabilities, covering a total area of 1,100 sqm. Handover of the contracted space is scheduled for the first quarter of 2024.
Sunrise Medical is one of the globally reputed industry leaders in the design, manufacture and distribution of mobility products, including manual wheelchairs, power wheelchairs and scooters, delivering both standard and custom seating and positioning solutions.
The tenant was assisted in the search for a suitable location and throughout the negotiation process by Knight Frank, a commercial property consultancy.
“When providing advice to our client Sunrise Medical, we recognised the paramount importance of quality. Right from the outset of our discussions with potential developers, our vision was that of a warehouse that would be a showcase of excellence. In particular, Sunrise Medical was keen to find a property featuring cutting-edge technologies and environmentally-friendly solutions. Throughout the entire process, MLP exhibited a highly professional approach, ensuring the delivery of a top-notch product, which reinforced the initial interest in MLP Gorzów, our client’s ultimate choice. As a property consultancy, we take pride in facilitating such a mutually advantageous deal,” says Przemysław Jankowski, Senior Leasing Manager at Knight Frank, who represented the tenant.
The space allocated to Sunrise Medical is situated in a building whose construction commenced in May this year on a speculative basis, i.e. without securing pre-lease commitments. The ongoing phase of the project is geared towards providing a total of 20,000 sqm of modern warehouse space.
“We are delighted to announce the successful conclusion of our first lease contract for the brand-new logistics centre in Gorzów Wielkopolski. The fact that this deal was concluded during the initial phase of development confirms strong investor interest in our cutting-edge offering, strategically located near Poland’s western border. We are thus confident of our ability to swiftly commercialise the remaining space currently under construction on a speculative basis and achieve full occupancy before its scheduled completion in the first quarter of next year,” said Agnieszka Góźdź, Member of the Management Board, Chief Development Officer, MLP Group S.A.
MLP Group is steadfast in its commitment to sustainability as part of its warehouse portfolio expansion. This commitment will also be evident in the construction of facilities making up the MLP Gorzów Wielkopolski project. The ambition is to achieve a BREEAM New Construction environmental certification of ‘Excellent’ for the first facility currently under construction, thoughtfully designed to utilise green energy. The whole project will incorporate various eco-friendly features, including heat pumps, electric vehicle chargers, and bicycle racks.
MLP Gorzów will be built across an 11.7-hectare plot, offering a grand total of 53,300 sqm of versatile warehouse and light manufacturing space. The centre will be tailored to cater primarily to tenants operating in such sectors as e-commerce, logistics, distribution, and light industrial manufacturing.
MLP Gorzów’s location on the western side of Gorzów Wielkopolski, just 9 kilometres from the city centre and conveniently close to the road junction of the S3 expressway, holds tremendous advantages for investors, as does its proximity to the German border, a mere 53 kilometres away, and favourable distance of approximately 135 kilometres to Berlin. Zielona Góra, the province’s capital, is a vibrant city with very well developed infrastructure and skilled workforce.
