An Austrian non-profit organisation has entered into a long-term lease contract with MLP Group for nearly 3,500 sqm of modern space at MLP Business Park Vienna. As part of this urban logistics and business park being developed in the Vienna metropolitan area, the tenant will use 2,900 sqm of space for storage purposes, with an additional 200 sqm of a mezzanine warehouse. The remaining 400 sqm will serve as modern staff amenity and office areas. It has been agreed that access to the leased space will be provided in December 2024.
“We are pleased to have finalised another lease contract for our MLP Business Park Vienna, which is progressively attracting more tenants. We are actively engaged in negotiations with other potential entities of international renown. They are attracted by our project’s prime location within the Vienna metropolitan area, its modern architecture, and our commitment to sustainable development practices. Construction of the project is proceeding as scheduled,” says Peter Falb, MLP Group Country Manager in Austria.
The tenant was assisted by CBRE in the transaction process. Daniel Pfeiffer, Head of Sector Industry & Logistics at CBRE GmbH, comments on the lease as follows: “We are delighted to have brokered another great company to the MLP Business Park Vienna. Modern, city-centre commercial space is currently in high demand, which is why we expect to be able to attract further tenants to MLP Business Park Wien in the near future.”
MLP Business Park Vienna will ultimately comprise four buildings, offering a total of about 53,600 sqm of modern space. Tenants will be able to lease units starting from around 1,300sqm in size. The space offered by the new project will primarily cater to urban logistics, e-commerce, and light manufacturing operators. In line with its strategy to integrate sustainable solutions, MLP Group is committed to achieving a minimum DGNB Gold certification for the facility.
MLP Business Park Vienna is situated on a 10-hectare site, approximately 13 kilometres from the centre of Vienna, with excellent connectivity to the S2/A23 motorway. Vienna Schwechat Airport is about 23 km away, and public bus and train services are available nearby.
In keeping with its build & hold strategy, MLP Group retains completed logistics parks in its portfolio and manages them. All projects undertaken by MLP Group are distinguished by very attractive locations of the logistics parks, application of built-to-suit solutions, and support given to tenants during the lease term.
