The Polish e-commerce company, specialising in feeds, treats, and accessories for dogs and cats, has leased 4,100 sqm of warehouse space at the MLP Poznań West logistics centre. John Dog Group will move into the new facility at the end of the third and the beginning of the fourth quarter of this year. Supporting the tenant in the transaction was Axi Immo, a real estate consultancy.

MLP Group has acquired a new tenant at its MLP Poznań West logistics centre. John Dog Group has leased approximately 4,100 sqm of space, with more than 3,700 sqm designated for warehousing purposes and over 340 sqm for staff amenities and offices. The new facility is scheduled to be handed over to the tenant at the end of the third and the beginning of the fourth quarter of this year. The lease was brokered by Axi Immo.

John Dog Group is a specialist in the field of nutrition, health, care, and upbringing of companion animals. It offers high-quality feeds, treats and accessories for dogs and cats.

‘We are delighted to welcome the new tenant. They value the centre’s prime location and the high standard of the space we offer. All our facilities are built sustainably and are BREEAM certified. We install PV panels on the roofs of our warehouses and put shelters for bicycles, electric vehicle charging stations and insect houses on the park premises. All this ensures that our tenants experience unparalleled comfort while using the space we provide,’ noted Agnieszka Góźdź, Member of the Management Board and Chief Development Officer at MLP Group S.A.

‘We are very pleased to have secured new warehouse space at the MLP Poznań West logistics centre. This decision is a strategic step for the further development of our company. The new space will allow us to expand our offerings, better serve our customers, and manage our growing order volume more efficiently. In the fast-growing e-commerce industry, where demands for speed and quality of service are constantly increasing, the new warehouse space will enable us to meet these challenges and further improve our logistics processes,’ said Renata Haraj, President of the John Dog Group Management Board.

‘Due to rapid business growth, the client was seeking operational space on the west side of Poznań in a location convenient for both logistics and employees. An increased number of docks and parking spaces for passenger cars was also important in terms of technical requirements. The client chose MLP because of the developer’s flexibility in terms of space availability and their ability to customise the office to the tenant’s needs,’ added Piotr Roszkowski, Associate Director Industrial & Logistics at AXI IMMO.

The logistics centre is being developed in line with the principles of sustainable construction, with all the buildings BREEAM certified as ‘Excellent’. Solar PV systems are being installed on the roofs of the buildings. In addition, infrastructure for cyclists, EV charging points and insect hotels have been built on the park’s premises. Extensive glazing has been incorporated in the office area, enhancing access to daylight and creating better working conditions for employees.

MLP Poznań West is a state-of-the-art distribution centre conveniently located on the western side of Poznań, at the S11 expressway and only 7 km from the A2 motorway and S11 junction. The target tenant group includes primarily e-commerce, logistics, distribution and light industrial manufacturing companies. With the additional plot, the MLP Poznań West project will ultimately offer more than 170,000 sqm of cutting-edge warehouse and office space. Selected buildings have been awarded the prestigious BREEAM certification.

In keeping with its build & hold strategy, MLP Group retains completed logistics parks in its portfolio and manages them. All projects undertaken by MLP Group are distinguished by very attractive locations of the logistics parks, application of built-to-suit solutions, and support given to tenants during the lease term.
